Terms and Conditions for the Installment Payment Program. If you are only using AutoPay, please disregard this information, and refer to the section labeled AutoPay below.

1. Program Overview

The Yardi Installment Program gives you flexibility in managing your monthly payments; however, your full monthly charges remain due on the 1^st day of each month. Through this payment program option, you are permitted to satisfy that obligation by paying your total monthly balance in two or three installments, for a reduced late fee, and subject to your eligibility and the following terms and conditions.  If paying in two installments, each payment installment will equal 50% of the outstanding balance. If paying in three installments, the first two payments will equal 33.3% of the outstanding balance, with the third payment being 33.4% of the outstanding balance. The second installment payment of every month will include the $50 reduced late fee. The reduced late fee in the amount of $50 will appear on the 18^th of the month to be paid with your next payment.

2. How it Works

In RentCafe, select “Pay by Installments.”  Choose from one of the two installment structures:

Two-Payment Option:

  - The first installment of 50% of the outstanding balance must be paid no later than the 10th of the month.

  - The reduced late fee will be assessed on the 18^th of the month.

  - The second installment of the remaining balance, must be paid no later than the 24th of the month.

Three-Payment Option:

  - The first installment of 33.3% must be paid no later than the 10th of the month.

   - The reduced late fee will be assessed on the 18^th of the month.

  - The second installment of 33.3% must be paid no later than the 20th of the month.

  - The third installment of 33.4%, the remaining balance, must be paid no later than the 24th of the month.

Enrollment is open between the 26th of this month and the 3rd of next month. After that, you will be unable to enroll until the following month.

The Installment Program requires autopay to participate.  Standard transaction fees associated with autopay, such as credit card and other payment processing fees will apply as set forth below.

• Credit Card fee is 2.95%.
• ACH is fee-free.
• Debit Cards incur the following processing fees:
  • $3.95 for payments less than $1,000
  • $4.95 for payments between $1,001 and $1,999
  • $9.95 for payments greater than $2,000

Once enrolled in the Installment Program, you will remain enrolled with autopay, and with the monthly reduced late fee of $50, until the end of your lease, or until you cancel your enrollment. Charges post to your ledger as they become due. All outstanding charges assessed to your ledger will be automatically paid with your next installment payment. For example, if there are utility charges or outstanding HOA charges that are assessed to your ledger on the 10^th of the month, those charges will be automatically deducted with your next installment payment.

3. Eligibility Criteria

You are eligible for the Installment Program starting with your first full month of tenancy. Partial month rents are not eligible, so paying your first and last month’s rent may not be available through installments. 

You are not eligible if you are currently undergoing eviction proceedings.

4. Default and Program Termination

You will be considered in default under the Installment Program, and your lease, in the event a scheduled payment is missed or returned due to Non-Sufficient Funds (NSF).

In the event of a default, your outstanding account balance will be due in full immediately and you will be unenrolled for the Program for that month. If you are in default under the Installment Program and unenrolled, upon unenrollment, the full monthly rent amount or any remaining portion of the full monthly rent amount will be immediately due, and the original terms and conditions of your lease will once again apply.

You will have to re-enroll for the Installment Program following a missed payment. After two defaults, you will no longer be eligible for the program. Reinstatement of eligibility may be considered at the time of lease renewal, subject to management review. You may check your eligibility status in RentCafe.

5. How to Opt-Out

If you wish to discontinue participation in the Yardi Installment Program, you must formally opt out by the last day of the month preceding the billing cycle that you’re opting out for.  In RentCafe, simply deselect the “Pay in installments” check-box to opt out.  Failure to opt out in a timely manner will result in the program fee being charged, and may result in any prescheduled installment payments being automatically deducted from the autopay.

AUTOPAY TERMS AND CONDITIONS

By setting up AutoPay, I authorize the automatic withdrawal from my selected payment account for the amount shown, or if now amount is shown, the balance due each month.

I understand and agree my authorization will remain in place until I change or cancel it by logging into my Resident Portal account, and that it may take up to 24 business hours to process my change or cancellation before it becomes effective.

T&C – For RentCafe Check Box

By checking this box, I agree to make the automatic payments in the amounts and on the dates scheduled above, including the $50 per month reduced late fee.  I will be responsible for any standard transaction fees associated with autopay, such as credit card and other payment processing fees.  Once enrolled in the Installment Program, I will remain enrolled with autopay, and with the monthly reduced late fee of $50, until the end of my lease, or until I opt out or change my enrollment in the program.  I will be considered in default under the Installment Program, and my lease, in the event a scheduled payment is missed or returned due to Non-Sufficient Funds (NSF).  I will have to re-enroll for the Installment Program following a missed payment, and after two defaults, I will no longer be eligible for the program.  If I wish to voluntarily discontinue participation in the Yardi Installment Program, I must opt out in RentCafe by the last day of the month preceding the billing cycle that I am opting out for, and failure to opt out in a timely manner will result in the program fee being charged, and may result in any prescheduled installment payments being automatically deducted from the autopay.

By opting into the Installment Program, I hereby acknowledge I am agreeing to the terms and conditions above, including amending my lease terms to reflect the change in payment due dates, timing, late fees and methods of payment set forth in this agreement.
